Home Buying Process
Making a decision to purchase a home is a big decision in itself. My job is to make
the process as easy as possible for you. Here's an overview of what to expect...
- Choose an Realtor with care. Know your Realtor well. After all, you are entrusting one of your biggest goal to that Realtor. Your Realtor will be a source of information as well as contacts.
- Get pre-approved by a reputable lender. Internet is a great information source but not a replacement for service providers. Your loan agent will be happy to discuss mortgage payments as well as closing costs and the different loan programs available to you.
- Start your home search. Check out the community and the amenities. Location is crucial. Size, floor plan, condition and price are things to consider.
- Once you have selected a home, I should be able to assist you in writing up a very good offer. Price and terms are very important.
- Your offer maybe accepted the way it was written or countered or rejected by the seller/s. I will negotiate for your best interest.
- When your offer is accepted by the sellers, the escrow process begins. A title company of your choice is notified. Good faith deposit is submitted to your escrow officer for processing.
- The lender of your choice is provided a copy of the accepted contract; therefore, appraisal is ordered & loan is submitted for final approval.
- Inspections are buyer/s right and for your protection. I will order any inspections you deem necessary. Inspections are buyer/s expense and none refundable once incurred.
- Disclosures has to be read, reviewed and approved on a timely manner. Question items that are not clear to you.
- I will remind you of important dates on your contract.
- Once all contingencies are met...I will coordinate with your escrow officer to get your escrow ready to close.
- Your escrow officer will schedule you for the final review and approval of your documents i.e., loan & closing documents. Final funds are needed prior to closing of escrow.
- Once notified by the title company that your escrow is closed, I deliver the keys to your new home to you together with your final closing documents.
